In that time I've learned that a confident buyer is a happy buyer. This guide gives you the local knowledge the national websites can't, so that whether you buy next month or next year, you'll do it with your eyes open and your stress level low.

A lender verifies your income, assets, and credit and gives you your real number. Pre-approved offers get taken seriously.

Showings ONGOING
We tour your shortlist. I point out what buyers miss: drainage, HVAC age, flood zone, and the resale factors that matter here.

Comparable sales plus local negotiating experience produce an offer that's competitive without overpaying. In South Carolina, earnest money and terms matter as much as price.
Under Contract 30–45 DAYS

Closing Day 1 DAY
In South Carolina, closings are conducted by a licensed attorney. You sign, funds transfer, and the keys are yours.
Good to know: timelines flex
Cash purchases can close in two weeks; VA and FHA loans sometimes need a few extra days. Your timeline is built around your life — lease endings, school calendars, PCS orders — not the other way around.

Mount Pleasant $700Ks+
Top-rated schools, quick access to Isle of Palms and Sullivan's Island, tons of dining. You pay a premium; resale strength is excellent.
Daniel Island $1M+
Master-planned and walkable with a golf and tennis culture. A lifestyle purchase as much as a home purchase.
James Island $500Ks
Ten minutes to Folly Beach and close to downtown without downtown prices. Laid-back and popular with young professionals.
West Ashley $400Ks
Established neighborhoods, mature trees, and the Avondale dining scene. Great value close to the city.
Summerville $300Ks–$400Ks
“Flowertown” charm with a historic downtown, plus fast-growing Nexton and Cane Bay for new construction. More house for the money.
Goose Creek $300Ks
One of the market's best value plays. Crowfield Plantation offers golf, lakes, and walking trails, minutes from Boeing, Bosch, and the Naval Weapons Station. Ask me anything.
N. Charleston / Park Circle Upper $200Ks–$300Ks
The up-and-comer. Park Circle's food and brewery scene keeps improving and prices are still reasonable.
Moncks Corner Upper $200Ks–$300Ks
Lake Moultrie access, small-town feel, and room to spread out in a fast-growing corridor.
Money: Financing & What You'll Pay
Pre-approval: your first real step
Online calculators are guesses; a lender gives you actual numbers. Pre-approval starts with a soft conversation that won't wreck your credit, and it makes sellers take your offer seriously. Shop two or three lenders within a short window — it can save real money over the life of the loan. I work with excellent local lenders who know this market and close on time; ask me for an introduction.
Down payment myths
- You don't need 20% down. Many buyers put down 3–5% with conventional or FHA loans.
- VA buyers can often put down zero — with no monthly mortgage insurance. Huge for our military community.
- Down payment assistance programs exist for eligible South Carolina buyers — ask your lender.
What buying actually costs
- Closing costs: typically about 2–5% of the purchase price (lender fees, attorney, title insurance, prepaid taxes and insurance). These can sometimes be negotiated into the deal.
- Earnest money: a good-faith deposit made when your offer is accepted; it's credited to you at closing.
- Inspections: a general home inspection plus the wood infestation report (CL-100) that's standard in South Carolina transactions. Budget several hundred dollars total.
- Homeowner's insurance: coastal properties can cost more — get quotes early, and ask about wind/hail coverage.
A South Carolina perk worth knowing
South Carolina taxes owner-occupied primary residences at a 4% assessment ratio versus 6% for second homes and investment properties — a significant annual savings. After closing on your primary home, you apply for the 4% legal residence rate with the county assessor. I'll remind you; it's one of the most commonly missed money-savers for new buyers.
Lowcountry Must-Knows
Buying near the coast comes with a few local considerations that out-of-town websites won't flag. None of them are deal-breakers — they're just things a good local agent checks on every single showing.
Flood zones & insurance
Every property sits in a FEMA-mapped flood zone. Zone X generally means lower risk and optional coverage; zones AE and VE typically require flood insurance if you have a mortgage. The cost varies widely by elevation and location, so we check the zone and get an insurance quote before you fall in love with a house — not after.
The CL-100 (termite letter)
South Carolina transactions include a Wood Infestation Report, known as the CL-100. It checks for termites, wood-destroying fungi, and moisture issues — especially important with our crawl-space foundations. Findings are common and usually repairable; we negotiate them as part of the deal.
Crawl spaces, moisture & HVAC
Humidity is a fact of Lowcountry life. On showings I look at crawl space condition, drainage and lot grading, and the age of the HVAC — the systems that cost real money if neglected and are completely manageable if not. Many homes here benefit from dehumidifiers or crawl space encapsulation.
Hurricanes & wind coverage
Charleston homes are built for the coast, and newer construction meets strong wind codes. Ask about roof age and shape, wind mitigation features, and whether wind/hail coverage is included in the homeowner's policy or written separately. Insurance discounts may be available for fortified roofs and hurricane protection.
HOAs & regimes
Many communities — including golf and master-planned neighborhoods — have HOA fees that cover amenities and common areas; condos and townhomes add a regime fee. We review what's included, the financial health of the association, and any rules that matter to you (boats, RVs, rentals, fences) before you commit.
10 Buyer Mistakes to Avoid
- Skipping pre-approval. The right home appears on a Friday and sells that weekend. Be ready before you shop.
- Opening new credit before closing. New cards, car loans, or furniture financing can sink an approved loan. Wait until after you have the keys.
- Shopping only the big national websites. The best opportunities are sometimes coming-soon or off-market. Local relationships surface them first.
- Falling in love before checking the flood zone. Check the zone and the insurance quote early — it changes the real monthly cost.
- Waiving inspections to “win.” There are smarter ways to make an offer competitive. Protect yourself on the big-ticket items.
- Ignoring the CL-100 and crawl space. Moisture and wood issues are common and fixable — but you want them found and negotiated, not discovered later.
- Stretching to the top of your approval. Your approval amount is a ceiling, not a target. Leave room for furniture, projects, and life.
- Forgetting the 4% legal residence application. File it with the county after closing on your primary home — it meaningfully lowers your property tax bill.
- Timing the market instead of your life. The best time to buy is when you find the right home at a price that works for you. Nobody rings a bell at the bottom.
- Going it alone. Buyer representation costs you nothing out of pocket in most transactions — and 25 years of local experience is the difference between a good deal and a great one.
